Virtual Viewings
Virtual viewings are the next step in being able to let people view your property which will keep buyer engagement, utilise the increase in portal activity and look to gain buyer emotional attachment prior to carrying out a physical viewing.
The way it works is that we advertise a full virtual viewing across all portals and media outlets. The applicant will then enquire and be qualified to the normal level, we will then book a virtual viewing. Then using Zoom we will video link to the applicant and screen share to play them the virtual tour whist discussing the property with them, this also enables us to see them and read body language for interest along with answering any questions as we walk around. Using screen share we can then also go through the full brochure and main advert, floor plan etc.
There are a few options on how to do this if you do wish to create a virtual viewing:
You utilise a mobile or tablet device and record a walk around video tour of your property and then send this to us via free file transfer method, dropbox, we transfer or Whats App.
We can connect with you via Zoom video link, guide you around the property and record your screen from our side.
If you’d prefer us to come and create the video, we would be happy to do so whilst you are out on your daily exercise ensuring we follow strict guidelines.
Below are some hints and tips to help you should you wish to create a virtual tour of your property. The most important thing to remember is that no one is expecting you or us to be the next Steven Spielberg!
You know your property better than anyone so you know the best features to focus on as you walk around.
To show the full view of the room its best in Landscape view but Portrait works as well there is just more camera movement, examples at the end.
Take slow smooth steps as you move from room to room.
Tilt the camera slightly down as you wonder around the property and then tilt up to show off the room. This ensures you get lots of floor space in the shot which will open the room up, focusing on walls without floor space will enclose a room.
As you move into the room, go to a corner and pan around the room, move then manoeuvre to another corner to show the opposite side.
If there is a big window and you’re moving to another corner, focus on the window as it gives a good point of interest over a wall.
