WILL MY PROPERTY BE LOOKED AFTER?
Each one of our properties is checked on average once a week during changeover meaning they are looked after throughout our management. Stratton Oak don’t accept parties or events without special permission from owners; the majority of our guests are families and professional couples. You may also add any restrictions in place like no smoking, no children, no pets, however we would like to point out that properties with less restrictions have a wider market available to them and therefore can on occasion end up with higher occupancy. We have found that if you provide quality accommodation, guests will treat it with respect and keep it at the level they find it.
WILL THE PROPERTY BE BOOKED ALL YEAR ROUND?
The property can be booked for as much or as little of the year as you would like. Due to our multi-channel advertising there will be year long interest if that is what you seek and we strive to achieve a minimum of 75% occupancy throughout the year. During the winter months we can continue with the same format of short term let, or our letting department can set up a winter let if preferred. Will my rental level change?
We monitor the occupancy rates constantly and will tweak the pricing accordingly to insure a high occupancy level. In the low season it may be that the weekly return will be lower but this will be compensated by a big increase in the high season months. There will also be events in the year which will increase your return even further like the Bournemouth Air Show, Easter & Christmas/New Year. We will constantly keep you updated on the occupancy, rates and forecasting via our monthly reporting.
Does the Property have to be Furnished?
The property must be fully furnished and must include everything you would expect in a property when you go on holiday. We will provide a recommended inventory list for your property and a list of recommended suppliers in the local area should they be required.
Do we have to have a Key Safe?
In 2016 Air bnb started recommending that hosts use key safes to run remote check-ins. Nowadays in order for your property to qualify as ‘business ready’ on Airbnb - which helps to boost occupancy rates - remote check-ins are now required. We have found that to enhance the guest experience personal check-ins are not stream line. We noted that by meeting the guest upon check-in can become very complex and in order to optimise the guest and host experience Stratton Oak no longer operates personal check-ins. Through no fault of their own guests can often be late, are tired and just want to get into their accommodation.
Are key Safe’s Secure?
We ensure that the key safe is positioned somewhere that is not obvious and there are no key rings on the keys identifying any property details. The key code will be changed after each check-out to ensure maximum security. Almost all of our clients use key safes and to this day we have had no security issues.
Will I have access to my Property
If you wish to stay at your property all you have to do is advise your property manager of the dates throughout the year and we will block them out across all channels.
What is occupancy Rates and how to you ensure you maximise them?
Your occupancy rate is the percentage of available nights your property is occupied by guests. For example, if your property was available for 150 nights, and booked for 120 of them, you would have an 80% occupancy rate. It is common with short-term lets that there will be gaps throughout the year, however with our constant analysis we ensure to keep this to an absolute minimum. We understand that a high occupancy rate is the key to a happy host, and we are proud to say our properties have some of the highest occupancy rates in the industry . A high occupancy rate is something that can be difficult to master because as it is determined by a variety of factors. There are property factors, such as size, interior quality, photographs and pricing. Also external factors like time of year, local events, and the competition. If the occupancy rate for a property is very high it could be the the pricing is too low in which case we can increase or vice versa. This is why Stratton Oak use both algorithms and human intervention to achieve the perfect balance of occupancy and average daily rate to deliver the optimum annual return for your investment.
How do Ensure the Quality of the Cleaning?
Your property manager will inspect the property after each clean to ensure the presentation is at the level it should be prior to new guests arriving. This also allows for additional touches to be but in place to personalise the guest experience which will also help to increase your overall rating and review and in turn your daily charge and occupancy rate. We will also ask the guest to rate the cleanliness of the property upon arrival and should this drop below the minimum mark someone will be called to rectify the situation.
Can I Set my Own Property Rules?
Absolutely! When we carry out the property assessment and start the process, part of it will be creating the property handbook which will contain all the information for the property, instruction manuals and rules of the house which you can set. Each property is very individual so this is a key part of the process, as standard we normally state that there should be no excessive noise and no smoking within the property.
How will I know my Property’s Performance?
You will receive monthly reports that outline the previous months activity, bookings and income breakdown along with forecasting for the coming months which will update on a month to month basis. We offer total transparency in how your property performs to ensure the highest level of service is always received.
